Shah Rukh Khan Expands Real Estate Portfolio with Pali Hill Duplexes
Bollywood star Shah Rukh Khan secured two luxury duplex apartments in Pali Hill, an upscale area of Mumbai’s Khar district. The deal extends for three years, and the renters pay Rs 8.67 crore. His real estate market expansion in Mumbai’s high-end segment drives this decision. Both duplexes in the Puja Casa building are famed for their luxurious amenities and prime location status.
Details of the Rental Agreement
Public records analyzed by Zapkey.com indicate Khan obtained possession of these duplexes from two prominent figures in the movie world. The first duplex belongs to Jacky Bhagnani along with his sister Deepshikha Deshmukh. The monthly rental rate for this real estate property stands at Rs 11.54 lakh while the security deposit requirement reaches Rs 32.97 lakh. Film producer Vashu Bhagnani is the leader of the second duplex while Khan pays him Rs 12.61 lakh per month and leaves Rs 36 lakh as security.
The two rental agreements lasted for three years they were registered on February 14, 2025. The stamp duties on lease agreements reached Rs 2.22 lakh as registration fees amounted to Rs 2,000.
Shah Rukh Khan’s Continued Real Estate Investments
Shah Rukh Khan has pursued real estate activities that led to this new rental agreement. In December 2024 Khan and his wife Gauri Khan applied to the Maharashtra Coastal Zone Management Authority (MCZMA) to receive approval for their proposal to build two more floors on the six-story annex of their famous residence Mannat. The additional built-up area after this proposal would measure 616.02 square meters allowing the couple to maintain their growing real estate presence in Mumbai.
Khan has an apartment fronting the sea in the Shree Amrit CHSL complex on Carter Road where developers plan to redevelop the property. The project, currently under discussions with real estate developers, covers a 4,000-square-meter plot. The property consists of over 45,000 square feet of carpet space distributed in three separate wings.
